Terms & conditions

Our Terms and Conditions aim to ensure each of our guests has an enjoyable time while staying with us. We are on-site owners, and this is our home, so we kindly ask that you respect all guests, our properties and guestrooms, our neighbors, and our lovely island.

  • REGISTERED GUEST:  Maximum guest per room- 2 adults/couples only  (LOFT:  Maximum Guest 4 adults/2 couples)
  • WE ARE NOT A PARTY HOTEL.  Behavior that demonstrates lack of consideration and respect for other guest, our neighbors, or property will result in you being asked to leave without any refund.
  • We will not tolerate any behavior that disrupts other guest, including playing music too loud, arguments or fights, slamming of doors, etc.  We have a “quiet hours” policy after dark.
  • Unfortunately we are unable to accommodate children.
  • NO SMOKING OR VAPING:  All buildings are smoke-free, smoking/vaping allowed in outside designated areas only.
  • CHECK-IN:  Between 3:00 and 6:00 pm.  Instructions are posted in the Lobby. 
  • CHECK-OUT:  Check-out is at 11:00 am.
  • LUGGAGE STORAGE:  Available in our Lobby (Not responsible for lost or stolen items)
  • GUESTROOM DOORS:  Guestroom doors must be kept closed at all times.
  • COOLERS:  All coolers must be kept outside.
  • ROOM CLEANING:  As a courtesy to our guest and their privacy, we will not be entering your guestroom during your stay unless necessary.  Extra towels are located under the sink.
  • PARKING:  We have parking available; however, we recommend leaving your car on the mainland as the island offers taxi service as well as we have on-site golf cart rental.
  • ROOM ASSIGNMENT:  we make every effort to keep you in the room you booked and will email you if a room change is required.
  • GOLF CARTS:  Non-Bodee’s golf carts must remain in the designated front parking area at all times.
  • NO OPEN FLAMES permitted on the property  Inside or outside.  (Except when using Grill – Grill hours:  9am-9pm)
  • PETS ARE NOT PERMITTED:  Sorry, no pets
  • INNKEEPERS AVAILABILITY:  We are available from 9:00-11:00 am & 3:00-6:00 pm.

        Any violations of the above Terms & Conditions will result in eviction without refund, and any additional fees will be              charged automatically to the card on file if any of the following occur:


       ADDITIONAL FEES:  Lost Key $25/key; Smoking/Vaping Inside $500; Excessive Cleaning $250 – $1,000

       Unregistered Guest on Property $200/person and immediate eviction without refund.

       Destruction of Property billed at replacement value plus shipping.

DEPOSIT, BALANCE AND CANCELLATION POLICY:   Cancellations and/or changes must be received by email.

50% deposit is required at the time of booking.  Single night stays require 100% payment at the time of booking.  Deposits are subject to a 20% cancellation fee.  There will be no refunds for cancellations that occur within fourteen (14) days of arrival date.  No refunds for early departures or no shows.  We accept Visa, Master Card, Discover & American Express.

For Bash at the Bay reservations, the balance needs to be paid in full a month prior to check-in upon which the deposit

and balance become non-refundable for any reason.
